How to become a good landlord

Being a landlord can be a highly effective strategy for generating a secure monthly income. 

However, it is important to understand your rights and responsibilities as a landlord to have a positive renting experience. 

Renting accommodations is a business, whether it’s a room in a house, a backyard flat, or multiple units in a large apartment complex, one can become a successful landlord.

It is also important to develop strong relationships with your tenants, managing agents and service providers. 

One should also learn the laws and responsibilities surrounding being a landlord and finally use sound business practices such as supplying accurate, up-to-date information to your tenants and responding to your tenants’ requests in a timely manner.

Become a successful landlord by doing the following: 

1. Screening 

Thoroughly check prospective tenants before you accept them as tenants. Ask potential tenants to provide references from past or current landlords and proof of income to assess affordability. 

2. Know the law 

It is important to understand the laws that apply as soon as you choose to be a landlord. Consult with specialists such as @rentdocter to understand the obligations of landlords and tenants and other matters relating to residential rental agreements. 

3. Be a good Landlord by:
– Setting reasonable rules. The lease agreement should clearly state all rules to avoid future disagreements.
– Keeping your property well-maintained and respond to repair requests quickly.
– Showing your tenants respect and kindness, and they will be more likely to do the same.
– Respecting your tenants’ privacy. Don’t enter the property without good reason or without giving proper notice.
– Providing a secure rental property with adequate lighting. Everyone wants to feel safe. 

4. Keep deposit safe

Ideally, the deposit must be invested in an interest-bearing account and cannot be used for anything during the lease. It must be refunded back to the tenant at the end of the lease in accordance with the lease agreement. 

Remember, a good quality tenant will always attract  a good quality landlord.
