There is no formal qualification required to be a real estate agent in Namibia. However, you do need to prepare and pass the Namibia Estate Agents Board (NEAB) examination.
The NEAB schedules three different exam dates each year, and you need to pass this exam before registering as an estate agent. The study materials to prepare you for the exam can be purchased from the NEAB office.
The study materials are very technical with many Acts, rules, and regulations, so I suggest you take a course to help you understand, break down the information and prepare for the examination.
Real estate training courses also provide you with some general knowledge of the real estate industry that will be useful during practice, such as contract templates, marketing tips, industry practice and other information that you will not get in the study materials from NEAB.
Once you have passed the exam, you can register and apply for your Fidelity Fund Certificate (FFC) and may start working as an estate agent. Of course, getting a licence is the easy part. Becoming successful and making a sustainable income as a real estate agent can be hard work.
In most cases, it requires a substantial commitment of time, effort, the experience in customer service or sales and money. Besides marketing skills and ability to build a brand, there are some other soft skills such as communication, understanding social cues, integrity, negotiation skills, good listening skills, problem-solving skills, teaching skills, patience, and the ability to build relationships with your clients.
I’d also suggest that a new estate agent joins an established real estate company or intern with an experienced agent to start practising.
Start doing administrative tasks and learn as much as possible by shadowing an experienced agent. It is also important to attend industry events. This is a great way to meet other agents and learn about the latest trends in the industry.
Also, one of the most important things you can do as a real estate agent is build your network. Get connected with other sales agents, clients, buyers, and industry professionals and start marketing yourself.
The real estate industry is constantly changing, so, it is important to be adaptable. You need to be able to work with different types of people and handle various situations.
