Whether you are a developer or soon to be homeowner, a well-designed floor plan is a good point of departure when embarking on the home building journey.

Many homeowners make common mistakes when looking for the ideal floor plan for their home.

If you are getting ready to design your floor plan with an architect or you are house hunting for the perfect home, it’s important to know what to consider when making or choosing a floor plan.

See these floor plan tips to help you make the right choice to suit your needs:

1.Fits your priorities and lifestyle

Consider your lifestyle before choosing a floor plan. Do you prefer a single or double story home? Do you want an open floor plan or are individual rooms better? Is your family growing or will it remain small? If you love to entertain for example, imagine your home fully occupied when planning kitchen, dining room and living room areas. This will ensure you plan room for mingling, eating and dancing.

Also, consider bringing your family along for the decision. It’s helpful to see the reaction of your roommates, kids, spouse, or others who will share the home with you. Have them weigh in on the important decision of choosing the ideal floor plan for your new house!

2. If you do not know, ask

If you recently started shopping for or designing your next home, more than likely you will need to review architectural and floor plan drawings. While many design professionals find this to be second nature, for many homeowners the symbols and jargon can be difficult to understand.

Not knowing what every door swing, window, stair, and multi-story space looks like on a floor plan is OK. Don’t make the mistake of assuming; ask your questions!

3.Think about your budget

A common mistake homebuyer often makes when looking at floor plans is overspending for the future, rather than planning for the present. You can always add those finishing touches and upgrades to your home later. Don’t get oversold by the real estate agent or a developer’s representative – only you know your budget. Plan for your budget now so you will feel comfortable moving into your new home and not feel financially strained each month to make payments on your home. It’s easy to get lost in the moment, but keep in mind that details like expansive floor to ceiling windows, skylights, and other architectural features could have an impact on the building and maintenance costs. While it may not be a concern now, think about the added costs attached to the architectural features of your floor plan for future living too. Find the balance between architectural details and practical considerations.

4.Floor plan considerations for child safety

Your children’s safety should always come first, and many floor plan amenities such as balconies, staircases, expansive glass shower enclosures, and other features may look great for adults but may need to be modified for families with small children. You may also want to consider childproofing your new home if you have a baby or toddler.

5.Keep interior locations in mind

You can’t change a location, so don’t make the mistake of falling in love with a floor plan and forgetting about the location of the home. Do you really want your master bedroom facing the noisy road?  Or keep in mind an orientation capturing sunlight from the north is the most desirable because it will deliver radiant heat into the house during very cold winters like we had this year.

6.Ideal room layout.

Make sure bedrooms are far from entertaining spaces. Bathrooms shouldn’t face common entertainment spaces like dining rooms or living rooms. Most people will like it if the kitchen opens to the dining or living rooms so whoever is cooking can still interact with guests or keep an eye on the kids playing.

7.Size matters.

Whenever designing any room or hallway, think about how many people will be in that space at one time. Do they have room to move around? Is there room for furniture to accommodate all the planned activities?

In summary, a good floor plan should be practical and tend to your needs, lifestyle, and budget. Some currently popular features/rooms that you might want to consider are a guest toilet, pantry/scullery, separate TV room, study/work nook, Double garage, full bathroom, and walk-in-dresser in the main bedroom.

If you are new to the property market and feel overwhelmed by all the tasks required to build a house, such as: securing finance, finding a reputable builder and finding a floor plan that fits your block, lifestyle and budget. You might want to consider a House&Land package. contact #yourhomegirl, and I will work with you to find a home and location that matches your budget and lifestyle, with minimal stress.
