Does one need a Real Estate Agent when buying or selling a property?

 Ah! The Age-Old Question in Real Estate, a very honest answer is, it depends.

 A real estate agent is a licensed professional who arranges real estate transactions, putting buyers and sellers together and acting as their representative in negotiations. There is no law or regulation that prescribes one should use an agent when buying or selling property. And thus, your decision to use one for acquiring or disposing of a property depends entirely on you.

There are many benefits to working with a reputable real estate agent in a property transaction, such as:

  1. Higher asking price - Agents are better able to sell for a higher price because they have the experience and resources to price the home appropriately. They also have the network of buyers to make sure they take advantage of the new-to-market appeal and do not allow the home to sit on the market for too long.
  2. Negotiation skills – For the average person, selling or buying a house is the biggest transaction that they will make in their life. So why not insure you have a seasoned professional to assist you and make sure you are protected and positioned to get the best outcome.
  3. Time saving – selling or buying can be quite a lot of work, from getting the property valuated and ready for inspections, taking pictures etc. You need to get someone who will devote many hours of their day dealing with potential buyers and arranging appointments. An agent can also screen potential buyers and ensure that the whole sales process is handled efficiently.
  4. Professional advice - Selling a home is a complicated endeavour that involves plenty of legally binding documents that could lead to some unforeseen circumstances if completed incorrectly. An agent will know the ins and outs of what is required and can steer sellers away from making costly mistakes.

While making use of an agent who with industry experience and expertise may cost a little more in the form of commission, having checks and balances in place as well as having correctly worded legal documents could end up saving you thousands in the long run.

However, if you are knowledgeable in real estate transaction processes and have relationships with key individuals involved in the deal such as a bank, lawyers etc then go right ahead and complete a transaction. Your number one aim when buying is to get the best house at the best price and when selling is to leave no money on the table once the deal is concluded.
