Is your property ready for sale?

Selling a house is no easy task. Often, cleaning and tidying is not all that is required to make your house look presentable and appealing to potential buyers.  Depending on your budget, these are the items I suggest you address to get a quick sale.

1.The exterior of the house
Does your house have what is known as “curb appeal”? The first impression that a potential buyer has of your property will likely be the exterior. Giving the exterior a fresh coat of paint and tidying up by removing any rubbish always gives a great first impression.


2.Fix cracks in the plaster
Some people see a crack in the plaster and think subsidence, when in fact, it's more often caused by the house “settling” and isn’t linked to any sort of major structural problem. If possible, make it a point to fill cracks in with filler and paint over them.

3.Kitchen
Kitchens are a big selling point for many buyers, so make yours as spotless and uncluttered as possible. Fix any broken items in the kitchen, such as BIC or BIS.

4.Organise closets and storage cabinets
Buyers will be curious about storage space and want to check closets and cabinets. It's important to ensure these are organised in case they are opened, as you would not want things falling out. When a buyer sees everything organised, it shows that you take care of your possessions and likely took good care of the house. 

 5.Do all the minor repairs

Make sure anything and everything that needs to be fixed (think: locks, hardware, leaky faucets, running toilets, cracks in the walls, broken appliances, squeaky doors, etc.) is fixed before listing a home. Otherwise, buyers may think your home hasn’t been well taken care of, which can be a turnoff for many.  

In my experience, houses that have a bit of wear and tear or need some TLC cause concern with potential buyers and may even lead to a reduced offer due to the properties’ condition. Now, fixing major issues may be out of your expertise or budget. Still, it is often worth getting a professional quote for any major work to see if it offsets the reduction in purchase price a buyer may want. 

6.Call a real estate agent
A good real estate agent should be able to give you a thoroughly laid out plan for how they are going to sell your house. Selling a house is a complicated endeavour that involves plenty of legally binding documents that could lead to some unforeseen circumstances if completed incorrectly. 

An agent will know the ins and outs of what is required and can steer sellers away from making costly mistakes. While making use of an agent with industry experience and expertise may cost a little more in the form of commission, having checks and balances in place and correctly worded legal documents could save you thousands in the long run.

In a market with more sellers than qualified buyers, you need to give yourself the best chance of getting a buyer quickly at the best price.
